The launch of PLUS’s modular service option responds to the behavior of B2B clients, who need flexibility. Survey findings by Deloitte point to 78% of corporate clients worldwide having continually increasing needs for customizable service.

Ms. Suwannee Mahanarongchai, Managing Director of Plus Property Co., Ltd., revealed that based on experience from PLUS’s property management business, the company determined there were many property projects which already had their own management teams and thus did not seek to purchase comprehensive system-wide services. Instead, these projects had demand for help from specialists to tackle specific matters.
An important pain point of these clients was the fact they did not possess a team with tactics for distinct matters or expertise in in-depth property management. Or they simply lacked the time to take up in-depth management themselves.
Therefore, these clients look for a team that can immediately help to lay down augmentative concept frameworks while avoiding additional investment toward a larger structure.
Acknowledging this, PLUS designed a new service which may be customized by clients based on their true needs; this helps reduce costs while simultaneously fostering confidence for project residents.
This new model consists of 2 main businesses
1. Property Management consultation
For developers
Example services include designing common areas tailored to the needs of residents, drafting of property project regulations, laying down budget projection plans to determine the common fees, overseeing handovers of utility systems, generating the customer journey path, designing services to deliver unique selling points for a luxury project.
For property juristic person
Examples include consultancy services in residential property management to help maintain long-term project quality, sourcing professional outsourced teams—such as property management personnel, maintenance and repair crews, building technicians, security staff, and cleaning services.
Additionally, expert guidance is offered on physical improvements to enhance project value, along with maintenance planning and budget forecasting to ensure the property remains modern and appealing over time.
2. Property development consultation
This involves consulting on matters such as feasibility study, sale forecast & sale target, marketing tactics, and marketing budgets. Services in support of sales team preparation include scripting, role playing, and uniform decisions. Client database management is also offered.
Work results are reported in real-time. Clients may choose only the services they deem necessary, without having to opt for system-wide services if they already have their own teams handling various aspects.
Penetrating the corporate clients market – medium to large sized projects
PLUS expects the new service model to garner the attention of project owners who demand lean teams, or projects which require acceleration of work during the presale/pre-transfer period, without necessitating a long-term cost addition which would otherwise be incurred from employing a permanent team.
PLUS has also observed that increasingly, a large number of projects have started to shift their tactics toward selective outsourcing. This move accommodated changes in the highly competitive real estate market, where operating costs have been rising continually.
PLUS has also reinforced the advantages offered by its services by employing a pool resource work structure consisting of administrators, building/village managers, and technicians.
