Suwannee Mahanarongchai, managing director of Plus Property Company Limited, revealed that first half operating results came in according to target, with total income reaching 950 million baht – a 10% growth compared to the same period in 2024.
This reflected the confidence of clients and the potential of the property management market, which continues to grow. Specifically, after-sale services are in high demand at premium property projects in Bangkok and major tourism cities such as Chiang Mai, Hua Hin and Phuket.
PLUS currently manages 440 property projects, including low-rise and high-rise developments as well as commercial buildings. Some 100,000 families reside at these properties, which together account for 20.2 million square meters of area. In light of this, PLUS stands ready to expand on new services that would increase the robustness of its business portfolio.
Among the businesses which generated the highest incomes in the first half of the year was Living Management – also known as juristic person management for housing estate and condominium projects – where 580 million baht of income was generated. The Facility Management business generated 160 million baht of income – while the LIV-24 business generated 70 baht of income.
Juristic person and facility management-related services remain in high demand among current and prospective clients, particularly those seeking capable partners to manage new projects. This trend also aligns with the continuous growth of mixed-use buildings.
Other key business also experienced robust growth. Touch Property, which offers integrated building engineering service and the relevant inspections and consultation, grew by as much as 157% over the same period in 2024. This business was propelled by the safety awareness trend resulting from the 28 March earthquake, with consumers now placing more importance in building and residence safety inspections.
PLUS’s H1 success
Leveraging market and clients base expansion tactics in conjunction with the design of new services that respond to value and efficiency requirements, PLUS was able to nurture sustainable growth in the first half of the year.
Services designed to accommodate requirements of modern clients
Modern clients have greater need for customizable service, prompting us to launch Plus Consultancy – a customizable, modular consultancy service that does not necessitate the purchase of full packages. This allows clients to have greater flexibility over budget control. We also noticed opportunities to expand our clients base for Touch Property, which originally oversees building systems engineering.
Expansion toward the residential property market was achieved by launching the Home Health Check service, which is centered on inspections of important systems withing the home such as the electrical and gas systems. This service brings forth greater safety for residents.
Plus is also enhancing its comprehensive engineering inspection and consulting services, with the goal of delivering premium-quality solutions to its customers.
Market expansion toward high potential cities
Phuket has become an important market and continues to grow into a regional center for premium living. PLUS and LIV-24 fully engaged the Phuket market in H1, bringing comprehensive real estate services to augment PLUS’s presence.
Property project management, lifestyle service design, and zone-specific services took shape in conjunction with the deployment of Smart Tech solutions to improve safety standards and efficiency at premium residential developments.
Nurturing a “strong back office” via the Plus Eduplex institute
PLUS develops its personnel via the Plus Eduplex institute for property management learning. Most recently, the institute secured the “Best In-House Learning Academy” international level award from Employee Experience Awards 2025, illustrating its capacity in molding quality personnel that enable service standards to be elevated.
Driving sustainability through the Waste to Worth program, now in its 5th year
PLUS continued to implement its Waste To Worth program in support of waste management at property projects administered by PLUS. The program complements similar state sector initiatives and the Bangkok Metropolitan Administration’s waste sorting campaign, enabling residents at property projects reduce their waste collection fees and promoting environmental sustainability.
The next steps for H2
For the second half of the year, PLUS will continue developing new services to respond to the diverse needs of clients, with focus being placed on solutions that accommodate the behaviors of modern consumers and have true growth potential in the market.
PLUS is also placing importance in maintaining the standards of its services in all aspects. Furthermore, the company seeks to expand its resource pooling model that enable personnel sharing and allocation between teams at different property projects, aiming to improve work efficiency while reducing labor costs for clients and keeping service quality and standards at the professional level.
